Installing Plaster Ceiling (Technical)

1 Before Installation

Most of the time, plaster ceiling and light through renovation contractors will recommend the plaster ceiling (or false ceiling) and number of downnlights to be installed to homeowners.

However, it is always a good practice that homeowners do homework on the plaster ceiling design to be installed, the number of lighting points, ceiling fans electric points and hooks, or other appliances to be installed

Homeowners need to know what is the height from ground to ceiling and the new height after installing the plaster ceiling.

The gap between the false ceiling and the actual ceiling must fit the downlights, cables, piping, and cassette air-conditionals.

Ceiling fans must be hung from the hook that is attached to the actual ceiling or beam. Hence, homeowners need to position them in the center of the plaster ceiling to ensure maximum air delivery. The fan blades must be at least 2.5 meters from the ground and 0.3 meters from the ceiling. The false ceiling must be at least 2.8 meters from the ground.

If homeowners wish to install cassette air conditioners, a 35cm gap between the plaster ceiling and the actual ceiling must be reserved.

2 During Installation

The installation started with re-wiring for the lighting points of the downlights. It has to be routed from the main cables to the recessed area.

Installation of the plaster ceiling (or false ceiling) started with crafting the aluminum frame. Then the plasterboard ceiling is screwed into the ceiling frame.

The tiny gap between the plasterboard is taped with scrim, a piece of plastic gauze cloth. Followed by a layer of plaster is applied over the plasterboards to smoothen any uneven surface.

Holes are cut out from the false ceiling as the recessed area for the downlights.

Finally, the completed ceiling is painted.

Questions?

FAQ

The answer is No, but good to have.

A plaster ceiling is mainly installed for concealment of piping, wires, and cables. A custom plaster ceiling improves the interior design of the space, making the room look more spacious and higher.

Downlights and cove lighting effects give the room a modern and contemporary feel.

If you are tight on your renovation budget, the plaster ceiling can be skipped for later.

The total cost of plaster ceiling installation depends on:

Total Ceiling Area to be Covered:

Plaster ceiling prices are calculated based on per square foot area for flat and tray ceiling, or per foot run for L-Box and cornice.

Wise homeowners always make sure they are paying the right price for the right product.

The larger the area covered, the higher the cost.

Most plaster ceiling and light through renovation contractors set a minimum ceiling area of 20ft × 20ft. For smaller areas, additional overhead costs will be charged.

Assuming you install an L-box around this area, it would be RM 20 / pfr × (20ft + 20ft + 20ft + 20ft) = RM1,600

Add Lighting Points

Downlights or the cove lighting effect is what makes the plaster ceiling seem elegantly trendy.

To do so, new lighting points and wiring had to be installed.

Some homeowners may need more switches for the lighting, which requires wall hacking for rewiring to be done.

The cost is on a per-unit basis.

Complexity of plaster ceilings & Materials used

A custom multi-layered plaster ceiling with amazing lighting is going to cost a lot more than a simple L-box plaster ceiling.

Some owners prefer wood, metal, or custom structures for ceilings. These are common in designer houses or retail spaces. Costly, but the result was unique.

Repainting

This is what most homeowners missed. Painting is quoted separately from the plaster ceiling and light through renovation projects.

Painting is a must process if the plaster ceiling installation is not part of a larger renovation project that includes painting. Painting drives up the cost depending on the paint used and the total area cover

In modern houses, plaster ceilings improve the overall interior design of the room.

Plaster ceilings conceal piping, ducts, wiring, and cables that run through the ceiling.

Plaster ceilings reduce the ceilings, making the room to be cold faster and maximizing ceiling fan's air delivery.

Plaster ceilings allow additional lighting to be installed. Downlights are also easily replaced by a simple plug unplugged from the ceiling. You can find all sizes of downlights in the nearest home improvement stores like Mr. DIY.

The plasterboard of the ceiling is fire-resistant and against termite attacks. The additional layer to the original ceiling improves the acoustics of a room.

Installing plaster ceilings will lower the ceiling. For buildings with lower ceilings, installing plaster ceilings further reduces the height and may reduce the ventilation.

Plaster ceilings are not water resistant. A leakage creates a significant yellowish patch on the area where the water drips on it. Unless the leakage is fixed, the patch will resurface even after repainting.

For the L-box plaster ceiling, dust will trap inside and need to be cleaned periodically.

Incorrect installation of plasterboard may lead to minor stress fractures over time. However, it can be repaired easily by a handyman.
